Based on colors and patterns it looks like a female to me. If she is captive bred/hatched the pet store should have an idea of the age. This species is SHORT lived 18 months to two years(max). They are really cool little guys. Just gotta be prepared to not have them long.

Other than upping the basking temp to the low 90's, and listening to the Chameleon breeder podcasts about Carpets I do not have much to add. Most has already been suggested. Smaller feeders, and more of them. 1/4" crickets, ex small dubia, and if you can find them tiny horn worms...

be cautious about free feeding the hornworms. They have a very strong grip, and have been know to dislocate chameleon tongues occasionally. I only hand feed them, or have them in something like a tuperware so they can't hang on when the cham tags them.
I've mostly seen Drylok used on carved foam backgrounds to seal them, and allow a paintable surface. It is a masonry sealant, so not sure how well it would work on wood. The flex seal is basically just a liquid rubber.
